    Building Manager

    Job Description

    The Building Manager jobs to manage the operations of the building ensuring the building functionality. His responsibility include collection, maintenance and contractor supervision.

     DUTIES AND RESPONSIBILITIES

    1)  To monitor day-to-day office administration.

    2)  To take preventive action against any minor defect detected that might lead to

    major building defects, leakages of common pipes and ducting, malfunction of

    M&E services and cause inconvenience to the residents.

    3)  To supervise, implement, review and control the field works of the Admin Clerk

    to ensure the duties are performed in a professional manner and in according with

    the approved standard and procedures.

    4)  To supervise the daily performance of the service providers such as cleaners,

    gardeners, swimming pool cleaners, security guards etc to ensure the work is

    carried out in accordance to the duties as set in the agreement.

    5)  To delegate daily duties to the Technician / Handyman and to monitor so as to

    ensure that all works are carried out satisfactory.

    6)  To coordinate for the Licensing, Insurance and relevant governing authorities on

    all building related matters eg. rubbish disposal, PBA, IWK, TNB etc..

    7)  Refining, compiling and reviewing that all the maintenance service contracts are

    carried out in accordance to terms and conditions in the agreements and service

    reports are to be submitted to Management Office for record purposes.

    8)  To prepare forecast and weekly projection of service charge collection. Ensure

    timely billing of invoices and monitor the service charge collection.

    9)  To respond promptly to the written, verbal complaints by the residents, the Joint

    Management Committee or the Management Council. To investigate on site to

    identify the cause of the defects and make further arrangement to rectify the cause

    of the defects accordingly to the conditions set in the Strata Titles Acts and House

    Rules.

    10)To carry out trouble shooting exercise when taking routine rounds at the premises

    and to come up with proposals for the improvements to the existing premises in

    terms of safety and cleanliness.

    11)To evaluate the application for renovation works submitted by the residents.

    Ensure strict compliance of building by laws of the renovation and fit-out

    contractors.

    Qualifications, Skills & Experience

    Diploma and/or Degree in any discipline with experience in managing. Inter relations ship skill a must with a sound multi task skill.

    Facilities Supervisor

    Job Description

    DUTIES AND RESPONSIBILITIES

    1. To carry out the daily routine inspection of all the relevant components within the premises such as all the M & E services, plant rooms, common area.
    2. To take preventive action against any minor defect detected that might lead to major building defects, leakage of common pipes and ducting, malfunction of M&E services and cause inconvenience to the residents.
    3. To take immediate remedial action against any faulty M&E services.
    4. To supervise the daily performance of the maintenance service teams
    5. To delegate daily duties to the technician and to monitor so as to ensure that all works to be carried out satisfactorily.
    6. To oversee the M&E service maintenance tern during their course of routine or remedial services on site to ensure efficiently, accuracy and quality of works carried out on site.

    Qualification, Education and Experience

    –          Skill certification in M&E

    –          Experience as Facility Supervisor

    Facilities Technician

    DUTIES AND RESPONSIBILITIES

    1.   To carry out minor repairs in electrical, plumbing and masonary works. Repairs works that involve chargeman and/or expert skills will not be included in this duty.

    2.   To assist the Building Manager to carry out routine inspection of all the relevant components located within the buildings such as the M&E services (lift, pumps, genset, fire-fighting equipments, etc)

    3.   To attend to any minor defect that might lead to major defects, leakages located in the common pipes, ducting and any other related defects arising thereto.

    4.   To carry out any other duties as may be required by the Building Manager as and when they arise in connection with the management of the condominium.

    1. To perform periodic check, record and report on the condition of all electrical equipment, components and pump motors to the Operations Officer.
    1. To attend to minor repairs highlighted by Residents in respect of common area facilities.
    1. To attend, replace, change and modify faulty minor electrical components and light fittings in the common area.
    1. To upkeep, maintain and restore minor defects eg. masonry, painting, electrical, plumbing or carpentry work. Major defects shall be referred and carried out by appointed independent contractors after the necessary approvals from Head Office had been obtained.
    1. To co-ordinate and liaise with a consultant electrical engineer together with a chargeman during monthly inspection and testing of all electrical components in the common area.
    1. To keep a proper record of all mechanical and electrical parts changed or replaced.
    1. To assist the Operations Officer on the supervision of service providers.

    To upkeep, clean and perform topping-up of approved chemicals including chlorine for the swimming pool on a regular basis.

    Qualifications & Experience

    – Skill certification in Electircal, Mechanical and/or Electronics

    – No experience required.

    Administrator

    DUTIES AND RESPONSIBILITIES

                                                                    

    1. To issue and send monthly statements to Owners
    1. To collect service and outgoing charges from Owners
    1. To document and issue receipt for rental of various facilities
    1. To send reminders / notices to defaulters.
    1. To bank in collections.
    1. To issue receipts upon realisation of cheque payments.
    1. To manage site petty cash.
    1. To submit payment requisitions.
    1. To put up notices in notice boards.
    1. To co-ordinate and liaise with Head Office Accounts Department.
    1. To do proper controls for stock / stationeries.
    1. To handle general administration and typing.
    1. To liaise with suppliers / contractors and obtain quotations as documentary support for work orders.

    Qualifications & Experience

    – Knowledge of computer
