    SALES & MARKETING EXECUTIVE/ SENIOR SALES & MARKETING

    (PENANG & MAINLAND)

     Responsibilities:

    • Handling sales enquiries and attend to walk-in customers, follow up on all potential and confirmed sales cases.
    • Prepare and follow up on Sale & Purchase Agreement and other related documents for various signatures and liaise with proper solicitor and banker for best deal.
    • Prepare weekly sales report, monthly report, general sales & marketing related letters.
    • Implement all promotion/advertising campaigns through media, direct mail, show unit, and etc.
    • Carry out customer contact activities to ensure customer satisfaction is maintained.
    • On duty at various site office / show unit when needed.
    • Organize, prepare and coordinate in all sales & marketing launching exercise and exhibitions.
    • Ensuring that sales persons have key in all relevant buyer info into IFCA system.
    • To monitor and timing check on SPA and Loan Agreement.
    • To up-date and up-keep all research materials including photo.
    • Monitor, check and distribute all in-coming and out-going correspondence.
    • Involved in project technical coordination meeting and all other related coordination meeting as and when required.
    • Maintain and improve a consistent and positive customer service image when interacting with customers.
    • Plan and implement pro-active customer service activities to ensure continuous customer satisfaction.
    • Assist in liaising with property management and internal departments on after sales service matter.
    • Undertakes any other tasks and assignments as directed by the Management.

    Requirements:

    • Candidate must possess at least Diploma in any field.
    • At least 2-5 year (s) of working experience in property related industry.
    • Applicants should be independent, pro-active, result-driven, market oriented with good communication skills.
    • Possess strong organizational skills and able to work creatively and effectively with a wide variety of interest group.
    • Excellent customer service, pleasant personality with a friendly disposition.
    • Computer literate.
    • Familiar with both local and oversea property market scenes, trends and designs.
    • Must possess own transport, willing to work during weekends and holidays and willing to travel.
    • Preferably specializing in Sales & Marketing/ Business Development or equivalent.

    ACCOUNTS EXECUTIVE

    (Penang Based)

    General

    • Ensure that the areas of accounting function of those companies placed under her supervision are running smoothly.
    • Ensure that the accounts under her supervision are prepared accurately and timely.
    • Ensure that the accounts prepared are in compliance with the approved accounting standards or practices.
    • Analyze actual monthly performance of the company and to highlight significant deviations (against budget or previous months) thereon to his superior or management.
    • Maintain and keep sufficient accounting records, notes, listing and other supporting documents to justify the figures shown in the accounts.
    • Assist the Accountant or other colleagues by providing necessary information and support required for the monthly and quarterly consolidation or any other reports requested by management.

    Prepare audit, taxation, etc. schedules.

    • Assist her superiors in the preparation and compilation of the monthly management report and group financial performance presentation with the assistance of her subordinates.
    • Assist her superiors in the preparation of the necessary documents to execute the banking facilities.
    • Assist her superiors in maintaining the records of the Group’s  banking facilities.
    • Coordinate the allocation of funds for companies that are under her supervision.
    • Ensure that debts due for collection (under her scope) are collected on time.
    • Prepare the weekly and monthly cash flow report for companies that are under her supervision.
    • Prepare the necessary documents to execute the drawdown or withdrawal of banking facilities.
    • Monitor the repayment of loan and financial cost for companies under her supervision.
    • Prepare the budget for companies under her supervision.
    • Liaise with bankers, internal and external auditors when the need arise.
    • Prepare all the periodic or ad-hoc reports as requested by superiors.
    • To carry out any other duties as and when instructed by the management of the Group.

    ISO Policy and Procedure

    • Ensure the compliance of ISO policy and Group procedures.

    Out of Routine Basis

    • Ensure all correspondence regarding accounts, finance, taxation and purchasers files are properly filed and kept.
    • Liaise with purchasers, bankers, solicitors, external and internal consultant and any other party as and when necessary.
    • Perform any other ad-hoc functions as and when required by the management.

    Requirements:

    • Part Professional qualifications/ Diploma/ Certificate/ LCCI or currently pursuing any professional examinations.
    • 3-5 years accounting experience, preferably able to handle full set accounts.
    • English, Bahasa Malaysia & Mandarin (preferably) proficiency.
    • Property development experience and knowledge in IFCA will be an added advantage.
    • Willing to explore new area and learn, able to work under tights schedule.
    • Good time management in order to complete task assigned.
    • A good team player and able to communicate with operation staff at branches.
    • Integrity, positive working attitude and of pleasant character.

    ACCOUNTS ASSISTANT/ OFFICER

    (Penang Based)

    Responsibilities:

    • Responsible for daily operations of accounts assigned – issuing payment, data entry, closing of monthly accounts.
    • To ensure accounts assigned are completed accurately on a timely basis.
    • Maintain proper filing and keep sufficient accounting records, notes, listing and other supporting documents.
    • To assist in monitoring debts collections of branches at corporate level.
    • To analyze actual monthly sales, profit and collection performance of the company and to highlight significant deviations (against budget or previous months) thereon to his/her superior or management.
    • To assist Accounts Executive or other colleagues by providing financial information and support required.
    • To assist ad-hoc reports/ schedule required by superior.

    Requirements:

    • Part Professional qualifications/ Diploma/ Certificate/ LCCI or currently pursuing any professional examinations.
    • 1-2 years accounting experience, preferably able to handle full set accounts.
    • English, Bahasa Malaysia & Mandarin (preferably) proficiency.

    LEASING MANAGER

    (Gurney Paragon Mall based in KL)

    Responsibilities:

    • To responsible for the procurement of new tenants and eventual renewal of exiting tenant for the center.
    • To ensure that the tenant mix conforms to centers positioning and desired trade mix.
    • Develop and maintain strong relationship with retailers.
    • To negotiate terms and conditions for lease and tenancies with tenants and to work together with the solicitors on the lease and tenancy documentations.
    • Preparation of rental budgets for the shopping centre.
    • Always remain informed of market and industry trends.
    • Preparing tenants mix concepts and lease budgets within project teams.
    • Responsible of acquisition of new tenants; building up maintaining food relations with current and potential tenants.
    • Preparing and maintaining of all necessary documents for contracts.
    • Market Monitoring & Analysis (competitors, retailers, new projects)
    • Other duties as assigned by the Management.

    Requirements:

    • Candidate must possess at least a Diploma/Degree or equivalent with minimum of 5-8 years retail leasing experience.
    • Possess prior management and retail experience with a proven track record in retail leasing.
    • Able to work in a deadline-driven environment.
    • A professional who is team-oriented.
    • Possess a strong organizational and communication skills (both written and verbal)
    • Well rounded business experience in a leasing/sales/retail role with high level of professionalism and integrity.
    • Possess superior presentation and negotiation skills and be proficient with lease documentation.
    • Must able to travel to Penang every fortnightly for meeting or when is required by the management.

    LEASING EXECUTIVE/ SENIOR LEASING EXECUTIVE

    Responsibilities:

    • Support the Head of Leasing in planning and implementing the tenancy mix in the retail mall.
    • To source for new and suitable tenants with good retail concept for retail space in line with the tenant mix planning.
    • Handle leasing enquiries and make necessary recommendation of retail space to prospects.
    • Establish and maintain good landlord-tenant relationships.
    • Conduct market research on shopping centre in order to keep abreast with retail property developments in the market.
    • Follow up with potential tenants and lawyers for closure of leasing agreements.
    • Tenant liaison and coordination with internal departments for matters related to tenancy and fit-out.
    • Maintain and update tenant listings in the mall.

    Requirements:

    • Degree/Diploma in Real Estate or other relevant fields.
    • Minimum 2-3 years leasing experience in retail mall environment.
    • Must be strong in both oral and written communication skills.
    • Strong interpersonal and negotiation skills

    CONCIERGE/ CUSTOMER SERVICE

    Responsibilities:

    • Communicate with the customers.
    • Gather and provide all the information to customer such as travel routes, events, mall information’s and etc.

     CAR PARK / VALET ATTENDANT

    (Gurney Paragon Mall)

    Responsibilities:

    • Assist to park vehicles for patrons.
    • Responsible for parking, tracking and logging what vehicle goes where so that other co-workers will be able to find it when the customer is ready to leave.
    • Assist in car park arrangement.
    • Ensure cleanliness of own valet counter.
    • Assist in Concierge services if needed.
    • Patrolling car parks to enforce terms and conditions of the car park whilst following the appropriate safety procedures.
    • Responsible to manage and direct traffic flow to minimize queuing of parking vehicles.
    • Helping customers in the car park when needed.
    • Issue Parking Charge Notices if required.
    • Litter picking.

    Requirements:

    • Minimum SRP or SPM qualification.

    SECURITY ASSISTANT

    (Mainland)

    Responsibilities:

    • Attend Security Guard assembly and briefing at the beginning of each shift.
    • Responsible for the overall security of the building and assets.
    • Attend to visitors courteously and issue passes to them where necessary
    • Keep proper record of staff/ workers movement during non-working hours
    • Perform recorded rounds of security check within the building and report abnormalities, if any
    • Carry out any other duties as and when assigned.

    Requirements:

    • Minimum SRP or SPM qualification.
    • Preferably with 2-3 years working experience in similar capacity.
    • Proficient in Bahasa Malaysia and English.

    SECURITY ASSISTANT

    Responsibilities:

    • Attend Security Guard assembly and briefing at the beginning of each shift.
    • Monitor the CCTV screens in the Security Control Room to identify and prevent/resolve any criminal activity from occurring in the Mall.
    • Records in Occurrence Book/Incident Book.
    • Daily checking on Fitting-Out Contractors.
    • Control and Issuance of keys.
    • Ensure all Premises after operating hours are locked.
    • Handling Queries & Complaints.
    • Handle Lost & Found items.
    • Prepare for Patrol at specified time frame.
    • Attend all Crisis Management training along with operations Team and Invited Tenants.

    Requirements:
